General matters related to the revenue record and its solution by way of questions and answers:

What kind of documents are attached with the revenue record entered in the Sadar office?

1. Shijra Nasab
2. Lists of Muafidars, Jagirdars and pensioners
3. Rectification Sazara
4. Sanctioned mutations
5. List of documents/fard badar.

How does a new name enters the revenue record and how is it deleted?

The entry and deletion of a name in revenue record takes place when transfers of rights through sale, mortgage, mortgage without possession, lease or ancestral mutations occurs. It can also be through any court order and can be deleted accordingly.

Are the changes in cultivation shown in the present records?

No. The changes regarding cultivation are shown only in the Khasra Girdawari which are further entered in the next revenue record.

Who prepares the revenue record and who are responsible for its inspection ?

The revenue record/jamabandi is prepared by the area patwari by sitting in that particualy area and its 100% inspection is made by area Kanoongo and 25% inspection is made by the Niab Tehsildar/Tehsildar.

What extra ordinary precautions must be taken by the village owners and cultivators, in the year in which the revenue record is to be prepared?

The area owners must get the rights of changes from the area patwari and may get the decisions from Naib Tehsildars/Tehsildars upto 15th of June so that there may be entry of such rights in the newly prepared revenue records.

When is the revenue record(jamabandi)prepared and when is its last verification done?

After every 5 years the revenue record of every will is made and the area patwari, after preparing, deposits the same in the Tehsil Office utpo 7th Sept and before it, the area Girdawar/Kanoongo make the 100% inspection of the same and then the Niab Tehsildar/Tehsildar verify on the same and after verification the said Record is given to the Head office upto 30th of April.

How many copies of revenue record(jamabandi) for a village for a particular period exist and where these are kept?

The records are prepared in two copies and one copy after preparation is kept in Head office and second copy which is called as Patwari copy, remains with the patwari.

What precautions should be taken by the villagers while verification of revenue record?

The villagers must be present in the general meeting while verification of the record and it must be verified that weather the entry in new record of their rights is made properly or not and if there is any mistake or lack then the same must be brought into notice of the concerned Niab Tehsildar/ Tehsildar so that the corrections may be done in time.

How are the mistakes in revenue record corrected, when and by whom?

The mistakes in the revenue record can be corrected as follows:
1) At the time of verification by revenue officer
2) through Fard Badar
3) Healthy entry
4. through decision of civil court.

How can he mistakes which cannot not be corrected through be corrected?

The same can be corrected through Healthy/new mutation entry.

How are the mutations implemented in revenue records(jamabandi)?

When a patwari enters any mutation, he gives remarks with the pencil in the remarks column of record and after verification of mutation the pencil note is cleared with red ink and at the time of preparation of the new record of jamabandi, all such sanctioned mutations are entered in the new revenue record.

Whether the revenue record is considered correct and how it can be proved wrong?

The record of revenue/jamabandi is considered correct in the courts till the date the person does not prove it wrong.

Are the mutations of Family Division also implemented in the mutations?

Family division, the mutation of which is sanctioned by a Niab Tehsildar/Tehsildar, is also entered in the new revenue record and with the mutation of division, the account of every share holder shows separately of
all account holders.

Can the details of legal heirs be corrected in the ancestral mutations ,how is it implemented in the revenue record/jamabandi and how is the similarity of legal heirs detail and jamabandi made after a mutation is sanctioned?

In the ancestral mutations, the legal heirs detail can be corrected if the legal heirs of deceased are shown. After sanctioning of mutation , the patwari shows it with the red ink in Sazra Nasab and as per the mutation orders, new sazra nasab is prepared.

Whether the implementation of non accepted mutations is also made in new revenue record?

No, the implementation/entry of non accepted mutation is not made in new revenue record.

How is the implementation of Court degree done in the revenue record?

The implementation of court degree is done in the revenue record through mutation.

Can any party inspect any revenue record?

Any concerned party, by paying govt. fee of Rs. 20/- in the presence of patwari , can inspect the revenue record.

Who can take the copy of revenue record?

Any one can take copy of revenue record after depositing the necessary govt. fee.

Is it necessary to give an application for getting a copy of revenue record and what is the copy fee?

It is not necessary to give application for copy. On oral request by the concerned party or by sending application through post, the copy can be demanded

The govt. fee of copy is Rs. 20/- per page as per the original document. The claimants, at the time of getting copy should get the entry of paid fee in the copy clearly that fee Rs_______ is received and get a separate receipt from the patwari for the same.

What is Fard Badar?

Clerical mistakes in the revenue record such as Name is written wrong, wrong share is mentioned or corrected through fard badars. The patwari on the prescribed form on the back of jamabandi, enters the report for correction of record and the kanoongo inspects the same and after the satisfaction of the area revenue officer the same is approved.
